Sidra is the sixth major community to be launched within Dubai Hills which is a master-development by Emaar & Meraas. Dubai Hills is an updated / modern version of Emaar's Emirates Hills project which has communities such as Meadows, Lakes, Springs, Greens and The Views. Dubai Hills is located within Mohammad bin Rashid City and is accessible from Al Khail Road and Umm Suqueim Road. Sidra offers 3, 4 & 5 bedroom independent villas on a 5 year payment-plan but completion will take place in 3 years.

Important Points in regards to purchasing
- Sidra has 3 phases and all 3 phases have been sold out.
- It is possible to purchase villas from the secondary market
- Sidra 1 handover is expected in 2019. Sidra 2 & 3 handovers may be slightly delayed but not officially.
Launch Prices (First launch February 2016)
There are four types of villas in Sidra 1 & 2. In Sidra 3, there is only one type of 5 bedroom (which is the Type 5)
3 Bedroom Villas (Type 1) for AED 3.3 - 3.4 million
4 Bedroom Villas (Type 2) for AED 3.6 - 3.8 million
4 Bedroom Villas (Type 3) for AED 3.9 - 4.1 million
5 Bedroom Villas (Type 4 & 5) for AED 4.6 - 5.0 million

Type 1: 3 Bedroom villa with a built up area of 3,102 sq. ft.
Type 2: 4 Bedroom villa with a built up area of 3,237 sq. ft.
Type 3: 4 Bedroom villa with a built up area of 3,523 sq. ft.
Type 4: 5 Bedroom villa with a built up area of 3,757 sq. ft.
Type 5: 5 Bedroom villa with a built up area of 4,283 sq. ft.
- The villas were sold over a 5 year payment-plan - 60% payable during construction & 40% payable over 2 years following completion (i.e. 10% is payable every six months for 2 years following the delivery.)
