General Guide

Discovery Gardens is a Nakheel project built on a 234 acre parcel of Sheikh Zayed Road which has 290 low-rise buildings and over 25,000 apartments.

Discovery Gardens is mid-end quality supply offering studios & 1 bedrooms (there are very few 2 bedroom units in a handful of buildings) which quickly shot up in prices between 2007 - 2008. Peak prices for 1 bedroom apartments reached AED 1.2 million and studios transacted as high as AED 800,000 before the market crash in late 2008.

Discovery Gardens buildings are colorful and architecturally pleasing. The community has matured and has very high occupancy rates (estimated at between 95 - 97%). The 291 buildings in the community are inhabited mainly by bachelors and small families. There is no designated carp parks, but parking is plentiful around each and every building. The community has greened tremendously since its delivery in 2009.

In terms of activity and leisure, residents have several community pools, playgrounds and a couple of basketball and tennis courts that are free to use. The Ibn Battuta Mall is a short distance away and a new community center was delivered by Nakheel in late 2014 which contains a Geant supermarket, some restaurants and cafes as well as other amenities.

There are a large of super markets and community centered businesses that are located in the Zen Cluster (the buildings closest to Sheikh Zayed Road).

Currently residents of Discovery Gardens can connect to the rest of the city by the bus-line that connects to the Metro station located near Ibn Battutua mall.

In early 2015, the Government of Dubai announced a new metro extension which will run parallel to Discovery Gardens and reach the Expo 2020 site. This is a positive development for residents and home-owners in this area.

Buyer's Guide

Prices in Discovery Garden are determined mainly by location. The community is rectangular shaped with one end closer to Sheikh Zayed Road whilst the other end touches Mohammad Bin Zayed Road (but there currently is no access to that road).

Buildings are clustered by style: Zen, Mediterranean, Contemporary, Mogul. Zen & Mediterranean buildings command the highest sale and rental prices.

Other factors that can affect prices are proximity to the pool and other facilities. Buildings closer to the desert/power cables that run adjacent to the community command lower sale prices.

Studios typically have sizes ranging from 473 - 527 sq. ft.

1 Bedroom typically have sizes ranging from 820 - 940 sq. ft.

Each building has two different type of studio and 1 bedroom layouts, called U & V Types.
