Maple 1 & 2 are townhouse enclaves within Dubai Hills Estates by Emaar; they contain 3, 4 and 5 bed townhouses.

All 3 bedroom townhouses are sold out and a few are available from the secondary market. Very few 4 & 5 bedroom townhouses are still available for sale. The 4 bed units are around AED 2,600,000 while the 5 bedrooms are for AED 3,100,000.

The payment-plan was also revised earlier this year so 40% of the total price is payable upon handover.

This is a great buy for end-users who are looking for a well planned Emaar community and a prime location in the heart of the city. Dubai Hills Estates is a modern take by Emaar on the Emirates Living development. Unllike Emaar's Springs project, Maple offers 4 & 5 bed townhouses. Currently the larger 3 bedroom townhouses in Springs have prices ranging from AED 2.7 - 3.5 million - therefore, these units are offering a good value for money for clients looking for more bedrooms within a budget of 2.6 - 3.1 million.

New Emaar Development which is part of Dubai Hills (Mohammad bin Rashid City). Two phases of Maple were sold out during the launch held on April 25th, 2015. The project three, four and five bedroom townhouses with sizes ranging from 2,200 - 2,700 sq. ft.

- 330 units were sold in Phase 1 over a 2 day period.

- The first batch were sold at slightly lower prices. 3 Bedrooms sold for AED 2 million, 4 bedroom at 2.2 million and 5 bedrooms at 2.5 million. Prices of AED 900 - 925 psf.

- The second batch sold later in the day were priced higher. 3 bedrooms from AED 2.2 million, 4 bedrooms from AED 2.4 million and 5 bedrooms from AED 2.7 million. Prices of around AED 1,000 psf.
