Akoya by Damac is a master-community launched in 2013 along Al Qudra Road. Akoya consists of various types of townhouses, villas, branded villa residences and condominiums built around parks and a Trump branded golf-course. Along with a residential component, Akoya also includes retail, hospitality and other amenities. The project is under-construction and will be delivered in phases. Akoya by Damac should not be confused with Akoya Oxygen - a similar community but in a very different location.

Feb 2016 Update

As of early February 2016, large parts of Akoya are in advance stage of construction. However, according to sources we've spoken to at Damac, no property deliveries will take place in 2016. The first handovers will commence (for both villa, townhouses and condominiums) in 2017. Handovers will continue through 2018 and perhaps 2019.

Overview

Announced in May 2013, Akoya is a villa & condominium project built around a Donald Trump designed golf course. Located along-side Al Qudra Road, Akoya is a short drive away from Arabian Ranches & Motor City, and directly across from the Casa project by Emaar.

Akoya is the first villa development being under-taken by Damac, considered to be the largest private developer in the UAE. Akoya is a large development, spread over 42 million sq. ft. and consists of:

- 26 clusters / villages containing townhouses & villas: The community is divided into two sections: Akoya Park and Akoya Golf-course. Some property types are available in only one of these enclaves whilst others are to be found in both. The Golf-course enclave units have higher selling prices from the developer.

- Branded Villa Residences 3 luxury villa enclaves which have branded villas by Fendi, Paramount and Trump

- Several mid-rise apartment / condominium buildings: these are identical looking complexes which are built either along the golf-course or the Akoya Drive.

- Several hotel serviced apartment developments: identical looking complexes which are built either along the golf-course or Akoya Drive.

- An 18 hole Trump branded golf-course:according to press releases features a 7,205 yard par 71 course. The 30,000 sq. ft. clubhouse will be managed by the Trump Organization which owns and manages 14 other golf courses around the world, but Akoya is its first venture into Asia.

- Other planned facilities: include a boutique hotel, spa and International schools from Kindergarten to secondary level.

Type TH-L 3 Bedroom Townhouse unit, built up area of 2,578 sq. ft.

Type TH-K 3 Bedroom Semi-detached unit, built up area of 2,723 sq. ft.

Type TH-H: 4 Bedroom Semi-detached unit; built up area of 3,167 sq. ft.

Type TH-D: 5 Bedroom Semi-detached unit; built up area of 3,339 sq. ft.

Type V4 5 Bedroom Villa, built up area of 3,479 sq. ft.

Type VD-1 5 Bedroom Villa, built up area of 5,159 sq. ft.

Condominiums & Serviced Apartments

As of February 2016, a total of 9 projects containing 20 buildings have been launched which offer condominiums (apartments). Some of these projects are along Akoya Drive (like Carson), while others face the golf-course (like Golf Panorama or Horizon etc) and other buildings face the park (like Jasmine, Orchid etc). For the most part, these buildings are all mid-rise (except for Carson) and have a very contemporary finish.

As of February 2016, 8 projects have been launched which contain either hotel or hotel serviced apartment projects. Some of these projects are on the golf-course but most of them are located along Akoya Drive. The hotel / serviced apartment projects will all be managed by Damac's own hospitality division under the brands of NAIA and Maison.

Villa & Townhouse 'Villages'

Each of the below villages consists of a mix of townhouses and villas (as mentioned above). Some clusters only have townhouses or villas while other clusters have both villas and townhouses. Villages that are close to the golf-course are valued higher, whereas villages built in what is known as 'Akoya park' are priced relatively lower. Most of the villages have been sold out and from time to time, Damac release a new batch of units for sale depending on demand / promotions etc. Most villages were launched between 2013 - 2014.
