About Al Furjan Nakheel Villas & Townhouses

General Guide

  1. The first major development announced in Al Furjan's master community was Nakheel's own Villas & Townhouse community. In 2007, Nakheel announced 3 phases called Quortaj, Dubai and Hijaz. This project stalled after the market down-turn in 2009. In 2011, the Hijaz phase was cancelled while work recommenced in the Quortaj and Dubai phases (known respectively as Phase 1 & 2). All 821 units in Quortaj and Dubai phases were delivered through 2013.
  2. Quortaj and Dubai phases both consist of 3 Bedroom townhouses and 3, 5 and 6 bedroom independent villas.
  3. Buyers are attracted to good quality finishing which is considered to be better than that of other Nakheel communities.The high original prices have translated into better construction materials. Both contractors involved in the construction of Al Furjan – Arabtec and Shafar are renowned for delivering quality.
  4. Quortaj and Dubai phases both have the same property types (townhouses, 3, 5 and 6 bedroom villas), with the same exact floor-plans. The only difference between the two are the facade / elevation. Quortaj are Mediterranean style units and Dubai style is an Arabic themed design. In general there is more demand for Quortaj over Dubai. Quortaj is closer to the main entrance of the community and most buyers prefer the cream finish over the brown exterior of the Dubai styled villas.
  5. Generally speaking, many observers believe that Quortaj and Dubai Style villas / townhouses are among the best quality Nakheel has delivered over the years. Drawbacks of the units include smaller plot sizes, low boundary walls and proximity to a mid-income areas (Discovery Gardens & The Gardens).
  6. In general, Quortaj units are usually more sought after and typically have slightly higher capital values. This is pretty common in Nakheel communities where a Mediterranean and Arabic architecture are offered. In JVT and Jumierah Park (other Nakheel communities), the Arabic architectural style villas / townhouses are generally less in demand as compared to Mediterranean. However, these units are identical and is just a matter of perception and individual tastes.

Other Developments

  1. In April 2014, Nakheel announced its plans to develop a shopping mall in Jumeirah Village Triangle. According to press releases, this will be a 1 million sq. ft. retail destination featuring a 15 screen cinema, 80,000 sq. ft. hypermarket and an entertainment area, a department store and a selection of retailes, restaurants and cafes. This mall will serve Jumeirah Park, Al Furjan and other nearby communities.
  2. RTA is expected to open two new access points which will greatly enhance Al Furjan’s location – giving it quick access to Mohammad bin Zayed Road and Jebel Ali Road. This will improve accessibility for home-owners and also strategically improve Furjan’s location being close to the new airport, DIP and Jebel Ali Freezone.
  3. In 2014, Nakheel opened up a small retail center to cater to residents of Al Furjan and Discovery Gardens called the Discovery Gardens Pavillion.

  • 3 Bedroom Villa Type A: Built up area of 3,509 sq. ft (gross area of 3,994 sq. ft.), plot sizes of 6,500 sq. ft.
  • 5 Bedroom Villa Type B: Built up area of 4,562 sq. ft (gross area of 5,412 sq. ft.), plot sizes of 6,500 sq. ft.
  • 5 Bedroom Villa Type A: Built up area of 4,539 sq. ft (gross area of 5,641 sq. ft.), plot sizes of 6,500 sq. ft.
  • 6 Bedroom Villa: Built up area of 5,595 sq. ft (gross area of 5,641 sq. ft.), plot sizes of 9,500 - 10,000 sq. ft.

Phase III

In 2013, Nakheel announced the launch of its Phase 2 which is currently under-construction. Phase 2 is being constructed on the land parcel originally intended to be the Hijaz Phase. Phase 2 consists of 4 bedroom villas and 3 bedroom townhouses.
