Please note: JBR is one of the 60 major communities in freehold Dubai where Lookup.ae reports quarterly prices. We track prices for studio, 1, 2 and 3 bedroom apartments every quarter and report prices based on view. The data only includes prices of JBR buildings developed by Dubai Properties and does not include other luxury buildings in the area including Bateen Tower and Al Futtaim Towers. General Guide

Jumeirah Beach Residence was launched in 2004 and completed in 2008. It is one of the largest single apartment complex projects ever undertaken in Dubai - consisting of 41 towers - 36 of which are residential and having a total of 22 million sq. ft. of gross floor area. 6 different contractors were involved in its construction.


As an area, JBR is a major local and tourist attraction with its beach, retail activity, carnival-like atmosphere and a number of hotel resorts. The newest retail center - the Beach - which was under-construction since 2012 was completed in early 2014 - has further enhanced JBR both in terms of its retail and infrastructure. There are also other works underway to green up the community and a tram that runs across one part of JBR is also under-construction.

JBR's residential property is some of the most sought after in Dubai. The community is particularly attractive for overseas investors & buyers, many of whom spend part of the year holidaying in Dubai. JBR's apartments (there are 36 buildings with over 6,500 units in total) have an average quality construction considering they were sold for prices as low as AED 500 psf. These units have their values associated with the type of view they provide: units have sea views, marina views, partial sea & marina views and courtyard views. The complex has studios, 1, 2, 3 & 4 bedroom apartments. There are also lofts, terraced apartments and duplex penthouses.

JBR consists of six clusters that each have between 4 - 8 buildings:

Types of Property in JBR

Studios: studios are available in very few buildings and mainly in the Murjan clusters. Sizes of the studios range from around 750 - 850 sq. ft. Most of them have views of the sea and are on lower floors. JBR is not a major market for studios as there are very of them.

1 Bedrooms: Range in size between 749 - 1,250 sq. ft. The smallest units are in the Bahar buildings (though are larger units there as well).

2 Bedrooms: typically have sizes ranging from 1,250 - 1,500 sq. ft.

3 Bedrooms: size ranges are usually between 1,800 - 1,950 sq. ft.

4 Bedroom: sizes range from 2,700 - 3,100 sq. ft.

Terrace Apartments: these are like penthouses and have 3 or 4 bedrooms. Sizes range from 4,000 - 5,000 sq. ft.

Lofts: there are several 1, 2, 3 and 4 bedroom Loft apartments in JBR. These were delivered shell and core and allowed owners to customized them. They are few of these units and rarely do they come onto the market. These are premium, unique properties and many of them have been designed to very high standards.

Duplex Penthouses: These are four bedroom duplex apartments which typically have built up areas of 5,500 - 6,500 sq. ft.

Determining Value in JBR

As a buyer in JBR, it can be quite confusing to see many advertisements in JBR with a wide range of prices, so here are a few factors that determine value:

- The quality of the view. Full sea view are the most expensive, followed by full & spectacular Marina views. Next in the value chain are partial sea views, partial marina views, and some units have no views at all (i.e. they face the internal courtyards in the building clusters). There are many units which offer views of both the sea and the marina; similarly other units have partial views of both the sea and marina. So there are a lot of different type of views, but this is the single most important consideration when valuating a unit.

- Units in Rimal and Amwaj are usually more sought after because they are in the center of JBR and have the best access to the major retail areas.

- Many units in Bahar are smaller in size and thus typically have the lowest sale values. Many sea views in Bahar will become obstructed as construction takes place infront of the cluster.

- Shams units also have lower values being on the far end of the Marina. The Murjan cluster also bookends JBR, but values hold there mainly due to some spectacular Palm and Marina views available in these buildings.

- Whether the unit is rented or tenanted can affect price.

- Upgrades: many units in JBR are upgraded and this will of course affect value.

4. It is very much possible that a transaction took place above or below the range we provide in any given period. Certain transactions in this community will be dictated not so much on price but by desirability - an upgraded unit with a premium view OR a seemingly less desirable unit on a lower floor with no view will be very price sensitive.
