General Guide

Sobha Hartland is part of Mohammad bin Rashid City. It is located a short distance away from District One, Business Bay, Downtown Dubai and Dubai Creek Harbour.


There are several components within Sobha Hartland which will be developed in phases. These include:

Luxury Villas & Townhouses Launched in July 2014, Sobha Hartland is Sobha Developers' second luxury villa project after District One which is also located in Mohammad bin Rashid City. Besides the villas, the master-plan for Sobha Hartland will eventually have condominiums, hotels, schools and retail areas.This 282 unit project contains 4, 5 and 6 bedroom luxury villas - some of the largest freehold villas that one can buy in Dubai at the moment. Launch prices start from AED 2,000 psf. Show villas are ready to view on site. These villas have been designed with a lot of care and thought and are quite different from other luxury villas one would find in Dubai.

Low-rise Apartment Complex In September 2014, Sobha launched luxury apartments within Sobha Hartland. As of May April 2016, two buildings have been launched comprising of studios, 1, 2 and 3 bedroom apartments as well as 2 & 3 bedroom duplexes. Launch prices start from AED 1,500 - 1,600 per sq ft. A total of 16 low-rise apartment buildings are planned, but Sobha is currently selling units in only two buildings (April 2016).

Sobha Schools: the developer has announced that the first school within Sobha Hartland will be operational for the school year 2016 - 2017. An advertisement in Gulf News invited prospective parents to visit the head of the school.

Low-rise Luxury Apartment Buildings

As of April 2016, Sobha have launched two buildings. Launch prices for Building 1 (Feb 2015) was approximately AED 1,600 per sq. ft. Launch prices for Building 4 (launched in April 2016) range from AED 1,500 - 1,575 per sq. ft. Average unit sizes in Building 4 have been reduced compared to Building 1 (which had exceptionally large apartment sizes). The first buildings are scheduled for handover in Dec 2017.
