General Guide & Perspective

  1. Garden Homes are typically four bedroom luxury villas located on the fronds of Palm Jumeirah. Two property types offered in Garden Homes have five bedrooms.
  2. While there are several different layouts and facades, all units have built up areas of about 5,000 sq. ft. and lie on plots of 7,000 sq. ft. All villas area beach-front. Many homes have had extensions and upgrades done and so this is a specialized villa market.
  3. When launched in 2003, Signature Villas were sold at AED 4.65 million and Garden Homes for AED 2.3 million. Almost all units were sold out within the first week of launch and unlike future launches that later took place in Dubai – the launch was not done over many months which in hindsight would have allowed the developer to earn much more than they initially did.
  4. By the time they were close to completion, these units were trading in the secondary market for premiums ranging from 200 – 300% on their original values. In 2008, prices reached their peak.
  5. It is difficult to give accurate transaction ranges for property on the Palm mainly because some of the transaction that take place (very few of them) can be much, much higher than the average range. These kind of transactions typically skew the market upwards – therefore, we do not include these type of transactions in the price ranges we provide.
  6. Pricing for Garden Homes is determined by the location on the frond (low vs. high numbers), view & quality of view (some views are better than others, as an example view of the Marina Skyline or Atlantis are highly valued) and lastly any upgrades or extensions done on the villa itself.
