About JVC Nakheel 2 Bedroom Townhouses

Jumeirah Village Circle is a master development of Nakheel where plots were sold to individual developers for construction of townhouse, apartment & commercial projects.

Within JVC, Nakheel also launched its own two bedroom villas (District 16) as well as one & two bedroom townhouses (District 12). These are the same property types which Nakheel built in Jumeirah Village Triangle but at a lesser number.

There are a total of 303 villas and 317 townhouses built by Arabtec. Arabtec construction is renowned for being one of the best in Dubai, and so we consider this as a positive for this community.

These units were announced for sale in 2004 and were expected to be delivered within a 3-4 year period. However, construction delays, reworking of the initial master-plan and the property market crash continuously pushed back delivery.

Delivery of the townhouses commenced in 2013 and are now all handed over.

Jumeirah Village Circle as a whole still contains a large belt of un-developed land and pockets of construction activity which is set to continue for the next few years. There are currently no parks or greenery as such. Projects which are handed over (apartments, townhouses by private developers) have high occupancy rates. Residents rely on limited retail activity located underneath mixed use towers within the community.

In terms of accessibility, JVC is one of the most centrally located communities in Dubai – touching Al Khail Road, Barsha Road and Mohammad Bin Zayed Road.

These units have large built up areas - larger than the 2 bedroom independent villas that Nakheel have built in this community - 2,995 sq. ft. Plot sizes are usually a standard 2,500 sq. ft. which are generally regarded as a bit small.

The layout of these units is regarded as its best feature: spacious living and dining area, kitchen, maid's room, laundry room and powder room are on the ground floor. Upstairs there are two en-suite bedrooms and a family room which can easily be converted into a third bedroom. These townhouses come with 2 car park garages.
