General Guide

Dubai Hills is a large, master-planned community located in Mohammad bin Rashid City. The land is owned by Meraas and the individual developments taking place are managed by Emaar Properties. Most observers compare Dubai Hills to Emaar's first major master-planned development, Emirates Living - which contains several major projects including Meadows, Springs, Emirates Hills, The Lakes, Greens and The Views.

Because of its vast land size, Dubai Hills will develop and mature over a period of time. However, as of October 2016, most of the community's villa/townhouse/residential plots/and luxury mansions have been launched and for the most part, sold out from the developer. Most future launches will focus on the low-rise apartment segment to be built in the part of the community with frontage along Al Khail Road.

Projects launched in Dubai Hills to date

High-end Villas

Emaar have launched two phases of Sidra - which is a modern version of Emaar's Meadows and Lakes development. These enclaves consist of 3, 4 and 5 bedroom villas.

Townhouses

In May and October of 2015, Emaar launched Maple 1 & 2 which are two townhouse enclaves consisting of 3, 4 & 5 bedroom townhouses. Maple is similar in a way to Emaar's Springs community; however, these units will of course have a better standard of finish and different types of floor-plans.

Apartments

Emaar have launched three apartment projects in Dubai Hills called Mulberry at Park Heights, Acacia at Park Heights and Park Point. All these projects consist of low-rise residential buildings with 1, 2 and 3 bedroom units.

Residential Plots

There are two projects within Dubai Hills where a buyer can purchase residential land for development: Fairways Phase 1 & 2 and Parkways.

These two enclaves consists of plots with sizes between 11 - 13,000 sq. ft. and an FAR of 75%. Owners will have two years from the date of purchase to commence and complete construction or face penalty charges from Emaar.

Ultra-Luxury Shell & Core Villas

There are a total of about 150 ultra-luxury shell & core villas that were launched in 2013 in two enclaves called Hills Grove and Hills Views. These units have plot sizes ranging from 25 - 30,000 sq. ft. and are delivered shell & core by Emaar; the owners would then take over the villa and customize it internally according to their desires.
