General Guide

Barari is a luxury development located along Mohammad bin Zayed Road. In general, Barari refers to the 184 ready villas that were completed in 2009 and are considered among the most luxurious villas in Dubai. However, since 2012, the development has seen an expansion in its product offering. In addition to the 184 villas, the developer has announced projects called The Reserve, The Nest, Ashjar and 7th Heaven.

Villas in Barari

There are a total of 184 villas with four styles comprising 5 & 6 bedrooms. The villas have large built up areas between 12 – 17,000 sq. ft. These sort of built up areas can mainly be found in Emirates Hills where Emaar sold plots that allowed home-owners to customize their homes. With their massive doors and windows, amazing internal architecture, large basements and high ceilings – Barari homes are without doubt one of the most spacious & luxurious in the city.

Another distinctive feature of Barari is its greenery. Barari actually translates to ‘wilderness’ in Arabic. According to the developer they have introduced about 800 species of plants that have never been grown in Dubai. Years were spent nurturing plant-life in greenhouses in Barari which is now translating into the lush landscape.

There is no doubt that Barari have delivered an exceptional product. However, there are drawbacks to the community which have so far diminished it from achieving its full potential. The first challenge the community faces is accessibility. It is on the other side of Mohammad Bin Zayed Road opposite City of Arabia - and as there is no interchange nearby – residents have to drive longer distances to get back into main Dubai or reach back to the community.

The second drawback is the high maintenance fees – probably the highest for any villa development in Dubai.

The third drawback is what many home-owners and prospective buyers have pointed out is the generally smaller plot sizes. Whilst the plot sizes of 12 – 16,000 are large within themselves, proportionally to the size of the villa the plot sizes are considered smaller.

All things considered, the accessibility of the community will only improve over time. RTA is under-taking roadwork which might be completed in 12 – 18 months which will greatly improve the viability of Barari. There are now surrounding developments such as Living Legends, Millennium Square and a villa community being built for Emirates Airlines staff which will only increase the need for better connectivity to other parts of the city.

The community’s facilities are improving. There is now a small retail area, a spa is now operational within Barari and one of Dubai’s finest restaurants – The Farm – has been open for business since 2012. The community has tennis courts and a gym.

Types of Villas in Barari - first phase (The Residences)

  • Dhalia (D Type): 5 bedrooms villa with a built up area of 12,713 sq. ft.
  • Camelia (C Type): 6 bedrooms villa with a built up area of 13,858 sq. ft.
  • Bromelia (B Type): 6 bedrooms villa with a built up area of 14,918 sq. ft.
  • Acacia (A Type): 6 bedrooms villa with a built up area of 16,448 sq. ft.

The Reserve

In 2012, Barari announced The Reserve enclave. These are 33 high-end bespoke villas to be delivered shell & core and can be customized according to the desire of the buyer. The customization, contracting and consultancy will be done in-house only through the developer according to the desires of the home-owner. Buyers can customized both internal and external layout through to the fittings, fixtures and wallpapers. The plot sizes in The Reserve are also much larger than the regular Barari homes.

The Nest

Luxury villa enclave within the Al Barari community announced on the 1st of April, 2015. The project comprises of 4 bedroom villas (BUA of 6,600 sq. ft.) and plot sizes ranging from 9 - 15,000 sq. ft. Currently under-construction, these 99 villas are expected to be complete by 2017.
