About Mina Rashid
Mina Rashid is an upcoming waterfront community located in Port Rashid. This is a joint venture between DP World and Emaar Properties. We are expecting this community to generate significant amount of demand from current residents of nearby areas. This development is expected to be a comparable with projects such as Port de La Mer, located in Jumeirah.
Mina Rashid is located at the southern coast of the Arabian Gulf. It will be a high-end development located near the multi-purpose port, representing Dubai's rich maritime history. The community is located in close proximity to La Mer, Jumeirah, as well as 15 min. to Downtown Dubai and DIFC. Mina Rashid will feature numerous attractions for residents. The community will have the longest pool in the world (a 500 meter canal pool running through the development), 6 interconnected district parks and walkways, a floating restaurant, beachfront and piaza, hotels and retail by the sea called Dubai Mall at the Sea (numerous f&b outlets, luxury shopping destinations). The community will also be connected to the museum, theatre, art galleries, QE2 Interactive Exhibition and Theatre. Mina Rashid will also have QE2 Hotel and 430 Wet Berths.
Currently, the Mina Rashid Port is able to handle both cargo and passenger operations (half a million visitors each year) and its central location makes it highly attractive to tourists and traders.
Sirdhana - Phase 1 Overview
Sirdhana is the first phase of Emaar's new master community located in "Old" Dubai called Mina Rashid. This master community is located in Port Rashid.
Sirdhana consists of 4 low and mid-rise buildings consisting of 1, 2, 3, and 4 bedroom high-end contemporary apartments overlooking the marina and promenade. The front-facing units mostly have marina views, while the back-facing units will offer views of the Downtown skyline, which are mainly the one and two bedroom apartments. The apartments have a modern design, generous balconies, and floor-to-ceiling windows.
This master community is located in currently what is one of Dubai's more populated neighborhoods. These neighborhoods are not freehold developments, meaning the large number of expats currently living in the area cannot buy property there. This new, freehold master community is targeting those residents who previously could not buy in the neighborhood.
Mina Rashid has a very central location, being only 8 - 10 min. drive to popular destinations like La Mer, 20 min. to Downtown Dubai, 15 min. to Dubai International Airport, 10 min. to Sheikh Zayed Road, and around 20 min. to Dubai Creek Harbour.
Currently Emaar is selling Building 3, which is a G-10 building. In front of Building 3 is a low-rise building.
The 1 and 2 bedroom apartments are of decent/standard size and we believe these are great investment properties. The internal area of 3 bedroom apartments (which are usually more for end-use) are slightly smaller in size when compared with other developments. The three beds have a large total area, but this is mainly due to the large balconies.
