About The Villa

  1. The Villa project is part of Dubailand located just off Mohammad Bin Zayed Road. The Villa project consists of villas built by Dubai Properties, villas built by Mazaya Holdings (called Mazaya Villas) and Ground plus one residential land which allows owners to developer their own villas according to community by-laws. There are a total of 1,800 villas and plots within the community. The first handovers commenced in 2010 and carried through to 2011. There are still limited pockets of construction activity as private villas get built, however, most of this community is developed and mature.
  2. The Villa project has 4, 5 and 6 Bedroom villas. The Villa is divided into four sections – The Haciendas, The Ponderosa, The Aldea and The Centro. Each of these enclaves have five types of villas called Cordoba, Granada, Valencia, Mallorca and Marbella. The villas in The Villa project are renowned for offering large built up areas and plot sizes.
  3. Mazaya villas offer six types of 5 bedrooms with varying built up areas and plot sizes.

3. In the Villa project, the master-developer Dubai Properties, sold plots to individuals in which they could develop their own villas keeping into account community by-laws. These plots were traded quite actively between 2012 and 2013; while plot transactions have slowed (due to limited availability), most of the plots have now been developed. The villas built on these plots are built with similar layouts to the villas launched by Dubai Properties (e.g. Cordoba, Valencia, Granada etc). However, privately constructed villas have lower values in general and thus that price range is included in the prices we show for every quarter. Typically speaking, villas built by Dubai Properties command a higher price than privately built villas but there are exceptions and quality plays a major role.
