Now that the Opera House is ready and Emaar close to selling out Act One/Two - there are no future developments possible in Downtown - and we will now begin to witness capital growth and an increase in secondary market transactions.

Investors were always aware that if they missed an opportunity in buying in a new launch in Downtown that there would be more options to choose from in the future. That is no longer the case. In addition, most of the developments in the Opera District that were sold in 2015 were priced incredibly well when analyzed from a location perspective. We will see significant capital growth for these developments in the coming months / years.

- Launch of Opera Grand in 2014 - at peak market prices

- Launch of Forte Towers in May 2015

- Launch of Address Opera Residences in Dec 2015

- Launch of Il Primo in June 2016

- Opera House completed in 2016

- Launch of Act One & Act Two Towers in September 2016

Significance

The launch of all buildings in the Opera District now concludes all development activity in Downtown - i.e. all plots within the Downtown District marked for development have been launched upon. Emaar will now concentrate their future development activity in Dubai Creek Harbour, Dubai Hills Estates and Emaar South.
