Mudon Phase 2 (Naseem)

Dubai Properties launched its second phase of Mudon in June of 2014. Sales of the project are still ongoing directly from the developer or from any agency affiliated with the developer.
The Phase has a total of appoximately 200 villas - comprising of 3, 4 and 5 bedroom independent units.
3 bedroom villas (built up areas from 3,574 - 4,259 sq. ft.) range from AED 3.4 - 3.7 million (prices psf ranging from AED 880 - 952).
4 bedroom villas (built up areas from 4,644 - 4,754 sq. ft.) range from AED 3.85 - 4.4 million (prices psf range from AED 835 - 925).
5 bedroom villas (built up areas from 5,229 - 5,568 sq. ft.) range from AED 4.4 - 4.7 million (prices psf range from AED 820 - 880 psf).
The units launched in Phase 2 are within two districts - Al Naseem and Rahat. Al Naseem villas will be delivered by October 2015 and Rahat villas to be handed over in two phases - Dec 2015 and April 2016. There are three payment plans available but all involved a 10% down-payment; buyers have to give post dated cheques for future installments but future payments will be cashed only as per the developer meeting construction timelines.
Prices are extremely attractive at AED 820 - 950 psf especially when compared to nearby developments. Average price psf for nearby villa developments: (Green Community Motor City AED 1,478 psf; Arabian Ranches AED 1,383 psf; Arabian Ranches Phase II 1,150 psf; Dubai Sustainable City 1,175 psf).
Our source in Dubai Properties also revealed that they will be launching 4 bedroom townhouses (the same as in Phase 1) by the 3rd week of August 2014.
