    There are three main types of residential properties to purchase in Dubai: Apartments, Villas and Townhouses. To be clear, on we define townhouses as a type of home that's usually constructed as a two or three story unit with a common wall or walls bordering the adascent unit. 

    Townhouses are a popular purchase choice for end-users & investors mainly for the following reasons: 

    i. Typically offer attractive value for money 

    ii. Easy to rent-out and sell 

    iii. Large demand from end-users; a preferred family home

    iv. Limited current supply of townhouses in Dubai; occupancy rates for major communities is over 95% on average 

    v. Significantly lower annual property maintenance fees

    vi. On average lower rental yields then apartments but higher than villas.

    The below are the major ready townhouse communities (or communities that have townhouses within them) in Dubai as of December 2016.

    Springs, Emirates Living

    Springs is Dubai's largest, most mature and arguably most popular townhouse community. Handed over starting in 2003, there are close to 4,000 two and three bedroom town-homes in 14 different enclaves. This Emaar development has a prime location, right off Sheikh Zayed Road and consists of 2 & 3 bedroom town-homes. 

    Jumeirah Islands Townhouses

    Delivered in late 2016, this Nakheel developed community consists of 84 high-end four bedroom townhouses.

    Canal Cove, Palm Jumeirah

    Developed by Nakheel, Canal Cove are luxury grade 3 & 4 bedroom townhouses located on the fronds of Palm Jumeirah.

    Al Furjan

    Al Furjan, the master-community, contains townhouses by Nakheel (3 & 4 beds) and Dreamz, a small enclave of townhomes by Danube Properties (also 3 & 4 bed units). 

    Jumeirah Village Triangle

    JVT has one and two bedroom townhouses by Nakheel which were all completed in 2012.  

    Jumeirah Village Circle

    JVC is a large master-development which consists of Nakheel's 1 & 2 bedroom townhouses (similar to the ones in the  Triangle). Across the community, private developers have built three story townhouses of varying sizes and quality. 

    Arabian Ranches

    Arabian Ranches has two townhouse communities called Al Reem and Palmera

    Victory Heights

    Victory Heights, a golf-course villa development in Sports City also consists of two types of 4 bedroom townhouses. 

    Green Community DIP and Motor City

    Both the Green Community projects by Union Properties contains spacious 3 + Study townhouses. These are among the most spacious and well planned townhouses in Dubai. 

    Dubai Sustainable City

    Phase 1 of this community, which is located along Al Qudra Road, was handed over in 2016. This project has modern designed 3 & 4 bedroom townhouses in an eco-centric community. 

    Falcon City

    Falcon City Phase 1 has a handful of 3 & 4 bedroom townhouses. 

    Mudon Phase 1

    Mudon Phase 1 by Dubai Properties has 700 spacious 4 bedroom townhouses which have been some of the most attractive purchashing options in the market since handovers commenced in 2014. 

    Al Waha, Dubailand

    Al Waha, completed in 2008 by Dubai Properties consists of 2, 3 & 4 bedroom townhouses. 

    Mira, Reem

    Mira Phase 1 - 3 commenced with handovers in Q2 - Q4 of 2016. This is currently a major transaction hot-spot in Dubai. 

    The following are a summary of major under-construction townhouse communities in Dubai (future supply) as of December 2016. This section will be updated periodically:

    Warsan Village, International City 

    Launched in 2013 and handover scheduled for 2017; Warsan Village by Nakheel consists of 942 three bedroom townhouses. 

    Mira, Reem Community

    The first 3 phases of Mira were handed over in Q3 & Q4 of 2016. The remaining two phases of 4 & 5 will be handed over through the first two quarters of 2017. All Mira phases consist of 3 & 4 bedroom townhouses. 


    Akoya by Damac - a community built along a golf-course will begin handovers in early 2017 and continue in phases through 2018. 

    NSHAMA Town Square

    Large master-development along Al Qudra Road; Town Square will eventually have 3,000 townhouses. As of December 2016; approximately 2,000 townhouses are under-construction in four different phases. These phases (Zahra, Hayat, Safi and Noor) all consist of 3 & 4 bedroom towhouses. 

    Mira Oasis, Reem Community

    Mira Oasis by Emaar consists of three phases totalling 1,350 townhouses which were all launched in 2014. The project includes 3 and 4 bedroom townhouses & cluster homes. Deliveries range from late 2017 to mid 2018. 

    The Fields

    The Fields by G&Co. consist of three townhouse communities in Mohammad bin Rashid City called Jade, Viridian and Cassia. These units offer exceptional payment-plans. Delieries expected from 2018 onwards. 

    Maple, Dubai Hills

    Maple by Emaar are two townhouse communities within the Dubai Hills Master-development which consist of 3, 4 and 5 bed townhouses. Deliveries expected from 2019. 


    Arabella Phase 1 & 2 are the major townhouse supply under-construction in Mudon. These two communities have 3 and 4 bedroom townhouses of various types. 

    Serena, Dubailand

    Serena by Dubai Properties is a major townhouse development along Al Qudra Road and behind Arabian Ranches. As of Dec 2016, two phases have been launched: Bella Casa and Casa Dora. Deliveries expected from 2019 onwards. 

    Villa Nova, Dubailand

    Villa Nova by Dubai Properties is a master-development along Dubai Bypass Road (Emirates Road) which consists of townhouse cluster homes and indpendent villas. Deliveries expected from 2019 onwards. 

    Dubai South

    Within Dubai South, two communities were launched in late 2016 which have townhomes: Urbana by Emaar and Pulse by Dubai South. 

    Akoya Oxygen

    Akoya Oxygen is a master-development by Damac in the outskirts of Dubai built around a Trump managed golf-course. The project will feature various types of townhouses in different enclaves (3 - 6 bedrooms). Deliveries expected to commence from 2019 onwards. 

    The below statistics are based on comprehensive surveys undertaken by the team in December of 2016. This section will be updated periodically. 

    As per the database, we estimate that there are approximately 12,000 ready freehold townhouses in Dubai. We further estimate that there are about 14,873 townhouse units currently under-construction. 


    We estimate a total of 4,460 townhouses could enter the market in 2017. The major supply entering the market includes:

    i. Mira Phases 3, 4 and 5

    ii. Warsan Village in International City

    iii. Zahra Phase of NSHAMA Town Square

    iv. First few villages of Akoya by Damac (Not Akoya Oxygen) 

    v. Dreamz, Al Furjan by Danube Properties

    vi. The Polo Townhouses in Mohammad bin Rashid City

    vii. Jumeirah Islands Townhouses by Nakheel 


    A total of 4,344 townhouse units could enter the market in 2018; this does not account for any further delayed 2017 supply which may spill over through 2018.  Major deliveries include: 

    i. Continued hand-over of units in Akoya (not Akoya Oxygen)

    ii. Major supply entering in from Mira Oasis 1 through 3

    iii. Deliveries of the Hayat and Safi phases of Town Square

    iv. Handover of Green Community DIP Phase 3

    DELIVERIES IN 2019 & 2020 

    Through 2019 & 2020 we could see a further 5,700 townhouses enter the market. Expected supply for these two years include:
