The below statistics are based on comprehensive surveys undertaken by the Lookup.ae team in December of 2016. This section will be updated periodically.
As per the Lookup.ae database, we estimate that there are approximately 12,000 ready freehold townhouses in Dubai. We further estimate that there are about 14,873 townhouse units currently under-construction.
DELIVERIES IN 2017
We estimate a total of 4,460 townhouses could enter the market in 2017. The major supply entering the market includes:
i. Mira Phases 3, 4 and 5
ii. Warsan Village in International City
iii. Zahra Phase of NSHAMA Town Square
iv. First few villages of Akoya by Damac (Not Akoya Oxygen)
v. Dreamz, Al Furjan by Danube Properties
vi. The Polo Townhouses in Mohammad bin Rashid City
vii. Jumeirah Islands Townhouses by Nakheel
DELIVERIES IN 2018
A total of 4,344 townhouse units could enter the market in 2018; this does not account for any further delayed 2017 supply which may spill over through 2018. Major deliveries include:
i. Continued hand-over of units in Akoya (not Akoya Oxygen)
ii. Major supply entering in from Mira Oasis 1 through 3
iii. Deliveries of the Hayat and Safi phases of Town Square
iv. Handover of Green Community DIP Phase 3
DELIVERIES IN 2019 & 2020
Through 2019 & 2020 we could see a further 5,700 townhouses enter the market. Expected supply for these two years include:
i. Continued handovers of Mira Oasis, NSHAMA Town Square, Akoya
ii. Partial handovers commence in Akoya Oxygen
iii. Handovers of Urbana and Pulse in Dubai South – the first townhouses to handover in this area.
iv. First supply enters MBR City, including Maple by Emaar and The Fields
v. Handovers of Arabella, Serena and Villa Nova
